Tips on finding the right home for you

House hunting in the Houston area is an exciting experience, but it can quickly become overwhelming. Make finding the right home a breeze by following these home buying tips:

Hire the best Houston area realtors

With the help of a local realtor, every step of the home buying process becomes easier. They’ll help you make informed decisions by updating you on the latest local market trends, community developments, and other information relevant to your purchase.

Do your research to ensure your potential real estate agent is familiar with the type of property you’re buying. Whether you’re looking for forever home, upsizing or downsizing to a new one, your real estate agent should meet your home buying needs.

Figure out your finances

Figure out how much you can afford before shopping around to save time and avoid disappointment. Sit down with a professional and take a look at your savings, debt-to-income ratio, and credit score. It’s best to take out a pre-approved loan first so you know what your price range is.

Remember to take into account hidden costs such as closing costs, insurance fees, and moving expenses when creating your budget.

Know what you want in a home

Indecisiveness can hinder the home buying process. To make your buying experience run as smoothly as possible, list down features that your new home must have and make another one with amenities you want but can live without. This will help narrow down your options and fast track your home search.

Work with your real estate agent and be honest about your wants and needs so they can help you find the perfect home.

Research your potential neighborhoods

Every neighborhood has something different to offer. Consider a community’s amenities, as well as the distance from work, school, stores, restaurants, recreation, and other places important to you.

Visiting the neighborhood personally is also a good idea. Drop by at different times of day to get a better sense of what it’s like to live there. Read local newspapers to see developments in the community. You can also ask potential neighbors or those living in the neighborhood about their thoughts on the community.

Get a home inspection

Home inspections will reveal any major or minor defects in a property. They’ll look at everything starting from the roof down to the foundation and the HVAC system. Results of the home inspection can be used as a leverage point during negotiations. If the report reveals extensive defects, you can back out of the deal altogether.

Be realistic

Finding the perfect home isn’t as easy as it seems. You need to keep your expectations in check. Luckily, your real estate agent can help you with that. Think of the bigger picture and don’t be swayed by a potential home’s small imperfections. Focus on your list of priorities and remember that once you move in, you’re free to make the house your own.
